Terms & Conditions

Article 1: Preamble

London Base, 14 Kensington Church Street, London, W8 4EP (the "Agent") and Mr/Mrs (the "Host").

The Host(s) having the legal right to let the property, appoint the Agent and successors in title to let and manage the property. The agreed period may be varied only upon written agreement between both respective parties.

1.1 The Host gives authority to the Agent to sign tenancy agreements on behalf of the Host.

Article 2: Provenance of the Host

The Host should be aware that in the event of being a nonresident in the U.K, they should apply to the Nonresident landlord scheme in order to receive their full rent. Mark with a cross in the appropriate box:

4.1 Rental Amount, Commission and Fees:

For the bookings accepted, the Agent will be responsible for the management (Check-in, Check-out and post-tenancy cleaning), and the marketing of the property. A 20%+ VAT of the total booking amount will be charged to the Host.

For the bookings accepted by the Host, the Agent will be responsible for the management (Check-in and Check-out) and the post-tenancy cleaning. A 10% + VAT of the total booking amount will be charged to the Host as management and a post-tenancy cleaning fee according to our cleaning rates. A one-time fee will be quoted and charged to prepare the property for short-term lets, and for a set of bed linens and towels (£70 + VAT).

I agree to authorise bnbmanager as the agent to make purchases and perform maintenance on behalf of me as the host. I give my consent for bnbmanager to pay on my behalf for these expenses up to the amount of £400. 4.2 Cancellation:

All monies paid by tenants in respect of a booking are non-refundable, except as provided below. Full payment of the deposit will prompt the immediate effect of the Host ́s obligations to let the respective property on the terms of the lease agreement. We will advise you via email as soon as the let is confirmed (i.e. full payment of the deposit), If, after such notification, you advise us for any reason that you are no longer able to fulfil your contractual obligations, you agree to pay to us a cancellation fee of 20% of the total price of the booking, as compensation to the tenant and ourselves as agent. The cancellation fee will rise to 50% of the total price if the host cancels the booking less than 8 days before check-in.

4.3 Rental Payments:

For all lets, we will wire you the net rental proceeds in monthly instalments (falling due at the end of each calendar month).

4.4 Lettings Agreement:

In respect of each let, you agree (along with the tenant in each case) to be bound by the terms of the Lettings Agreement.

4.5 Disclaimer:

Whilst we are committed to strictly vetting all prospective tenants, the Host agrees that the Agent will liaise with the respective tenants for any loss, injury or damage in the apartment suffered in connection with tenants introduced by us. In most cases where the booking amount is processed by the Agent, a specific amount is blocked and pre-authorised as damage deposit. In case of any damage more than the charged deposit, the tenant will be liable to pay for the balance repair. The Agent, its officers and employees shall not be liable for any loss, injury or damage suffered in connection with any lettings with tenants introduced by us. The Agent will liaise with the tenant for the balance amount.

4.6 Acceptance:

By accepting and/or entering into property rentals arranged by us as agents, you are deemed to agree to and accept the above terms, and to those set out in the Lettings Agreement as described and referred to above.

4.7 End of the Agreement:

The agreement has been entered into for an indefinite term. We may end the agreement by giving you 7 days’ notice in writing if, it is found you are in breach of any statutory regulations relating to the property. Both respective parties to this agreement may terminate this agreement by providing at least 28 days written notice to the other. If you serve us notice to terminate the agreement, outstanding payments covering the entire letting period to us will fall due immediately. We reserve the right to charge any fees due to us under the agreement up to the expiry of any letting to a tenant we have introduced.

Article 5: Responsibilities of the Host

5.1 Availability of the property:>

It is the responsibility of the Host to keep the calendar on Kigo updated. Once the Agent understands that the property is available, the Agent will be able to rent the Property and every booking will be binding. In the event of loss of keys by tenants introduced by the Agent, the tenant will be contacted for the cost and payment of the new set of keys.

5.2 Works & Maintenance:>

You agree to let us know immediately should you become aware (and make reasonable enquiries where appropriate) if there being any planned or on-going works or maintenance which may affect the personal enjoyment of the prospective tenant. Depending on the severity of such works or maintenance, we reserve the right to offer a discount on the rental amount to the tenants for any resulting disturbance, or, if necessary, to relocate them.

5.3 Insurance, Authorities & Consents, Gas Safety Certificates:

It is the sole responsibility of the Host to be satisfied with their own insurance arrangement regarding the letting of their properties; The Host will be held accountable to ensure that they have all the authorities, licenses, certificates and consents as required by Law to let their property; and to obtain a Gas Safety Certificate in respect of gas appliances, as required by the Gas Safety (Installation and Use) Regulations 1998.

Article 6: SIGNATURES of the PARTIES

The agreed terms of business are detailed in Article 2.

These terms and conditions will be legally binding once the agreement has been signed by both parties and then dated.

The Host hereby acknowledges receipt of all contractual obligations contained herein, all of which have been given to him prior to the signing of this Agreement and his signature hereon is receipt of the same.
